{"id":35206,"date":"2019-01-15T13:02:24","date_gmt":"2019-01-15T18:02:24","guid":{"rendered":"http:\/\/www.latitud21.com.mx\/?p=35206"},"modified":"2019-02-01T11:47:29","modified_gmt":"2019-02-01T16:47:29","slug":"invertir-en-bienes-raices-da-certidumbre-economica-para-el-retiro","status":"publish","type":"post","link":"https:\/\/l21.mx\/?p=35206","title":{"rendered":"Invertir en Bienes ra\u00edces da certidumbre econ\u00f3mica para el retiro"},"content":{"rendered":"<p><strong>La Comisi\u00f3n Nacional del Sistema de Ahorro para el Retiro, sugiere considerar para el retiro un esquema de hipoteca inversa o pensi\u00f3n hipotecaria.<\/strong><\/p>\n<p><a href=\"http:\/\/www.latitud21.com.mx\/wp-content\/uploads\/2019\/01\/Bienes-Raices.jpg\" data-rel=\"penci-gallery-image-content\" ><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-35208 size-full\" src=\"http:\/\/www.latitud21.com.mx\/wp-content\/uploads\/2019\/01\/Bienes-Raices.jpg\" alt=\"\" width=\"990\" height=\"726\" \/><\/a><\/p>\n<p><strong>En M\u00e9xico, seg\u00fan el Instituto Nacional de Estad\u00edstica y Geograf\u00eda (Inegi) habitan 12 millones 973 personas con m\u00e1s de 60 a\u00f1os, 53% son mujeres y 46% hombres. De este grupo de adultos mayores s\u00f3lo 6.1% cuenta con una pensi\u00f3n para la vejez.<\/strong><\/p>\n<p>Por eso es sumamente importante que aquellos trabajadores, los cuales en un futuro nos jubilaremos despu\u00e9s de la ley de 1997, comencemos a pensar en <strong>otros medios de inversi\u00f3n para el futuro<\/strong> y no solo depender del ahorro para el retiro que tengamos.<\/p>\n<p>Es importante saber que la ley del 97 (como se le conoce) creada por el Instituto Mexicano del Seguro Social, estipula que solamente se le va a otorgar al trabajador (el cual comenz\u00f3 a cotizar semanas de trabajo ante esta instituci\u00f3n despu\u00e9s del a\u00f1o 1997) el total de la acumulaci\u00f3n de su Afore sin contar con una pensi\u00f3n mensual. As\u00ed que <strong>una buena alternativa para los futuros jubilados es la inversi\u00f3n inmobiliaria.<\/strong><\/p>\n<p>De acuerdo con la Comisi\u00f3n Nacional del Sistema de Ahorro para el Retiro, <strong>se sugiere considerar para el retiro un esquema de hipoteca inversa o pensi\u00f3n hipotecaria<\/strong>, la cual consiste en el pago de una vivienda que se otorga como pensi\u00f3n. El adulto si no tiene un inmueble propio puede habitar el nuevo patrimonio, el cual puede tener un pago preferencial por el mismo con una tasa de inter\u00e9s del 10 al 13% y se liquida en un tiempo de 15 a 20 a\u00f1os. Por lo cual no paga una renta sino la mensualidad de un inmueble que a futuro pertenecer\u00e1 a la persona.<\/p>\n<p>Hipoteca Inversa<\/p>\n<p>Es un tipo de pr\u00e9stamo hipotecario que al contrario de la hipoteca convencional, <strong>el acreditado recibe una cantidad mensual por su inmueble y lo puede seguir habitando hasta su fallecimiento.<\/strong> Cuando fallece el titular de este pr\u00e9stamo, en caso de haber herederos pueden llegar a dos acuerdos de \u201cliquidaci\u00f3n\u201d con la instituci\u00f3n que realiz\u00f3 el pr\u00e9stamo para no perder el patrimonio. Uno es liquidar la deuda, devolviendo el total del cr\u00e9dito, para no perder el inmueble. El segundo, es vender la propiedad. Una parte de la ganancia de esta transacci\u00f3n se la queda la instituci\u00f3n para liquidar el pr\u00e9stamo y la otra el heredero de este inmueble.<\/p>\n<p>Por otra parte, las personas que <strong>pueden comprar un segundo inmueble<\/strong>, es sumamente importante que por medio de herramientas de b\u00fasqueda como portales inmobiliarios, se asesoren adecuadamente y sobre todo investiguen que la zona en la que se quiere comprar un bien les pueda otorgar una plusval\u00eda a largo plazo, alguno de los factores a tomar en cuenta a la hora de invertir son: que cuente con buena ubicaci\u00f3n y amenidades (centros comerciales, alberca, bancos, supermercados, entre otros); de esta forma con el tiempo, el inmueble incrementa su valor ante en el mercado y permite elevar su
