{"id":55156,"date":"2023-04-05T08:19:30","date_gmt":"2023-04-05T13:19:30","guid":{"rendered":"https:\/\/l21.mx\/?p=55156"},"modified":"2023-04-05T08:19:30","modified_gmt":"2023-04-05T13:19:30","slug":"fibrashop-vende-kukulcan-plaza","status":"publish","type":"post","link":"https:\/\/l21.mx\/?p=55156","title":{"rendered":"FibraShop vende Kukulcan Plaza"},"content":{"rendered":"<p>Como parte de su plan de desinversi\u00f3n,\u00a0<strong>FibraShop anunci\u00f3 la venta de Kukulcan Plaza por 850 millones de pesos<\/strong>\u00a0(mdp), recursos que usar\u00e1 para\u00a0<strong>pagar deuda, para inversiones en otros inmuebles y para reactivar el fondo de recompra de sus t\u00edtulos cotizados en la Bolsa Mexicana de Valores (BMV)<\/strong>.<strong><br \/>\n<\/strong><\/p>\n<p>\u201cEl precio de venta de Kukulcan Plaza es de 850 millones de pesos y est\u00e1 sujeto principalmente a la\u00a0<strong>autorizaci\u00f3n\u00a0<\/strong>de la\u00a0<strong>Comisi\u00f3n Federal de Competencia Econ\u00f3mica<\/strong>. El tr\u00e1mite ante dicha autoridad ya fue iniciado\u201d, destac\u00f3 en un aviso al mercado.<strong><br \/>\n<\/strong><\/p>\n<p>A trav\u00e9s del anuncio detall\u00f3 que los recursos provenientes de dicha venta se utilizar\u00e1n en un<strong>\u00a075% para el pago de deuda, mientras que otro 15% ser\u00e1 para llevar a cabo inversiones en los inmuebles seleccionados para replicar la estrategia de &#8216;Centros de vida&#8217; y el restante 10% para reactivar el fondo de recompra<\/strong>\u00a0de los Certificados Burs\u00e1tiles Fiduciarios Inmobiliarios (CBFI).<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p class=\"cull2-l wow slideInRight animated\">\u201cComo se ha debidamente informado, FibraShop contin\u00faa avanzando en la estrategia de fortalecimiento de estructura de balance, un pilar en dicha estrategia es la desinversi\u00f3n de activos no estrat\u00e9gicos; \u00e9stos activos son aquellos que no cuentan con las caracter\u00edsticas para la nueva estrategia de Centros de vida y la propuesta comercial que buscamos hacia adelante, por su ubicaci\u00f3n o por los mercados en los que queremos desarrollarnos\u201d, dijo la compa\u00f1\u00eda.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>Desde 2022<\/strong>, el Fideicomiso de inversi\u00f3n en bienes ra\u00edces comerciales anunci\u00f3 que estaba llevando a cabo negociaciones para\u00a0<strong>concretar la venta de un portafolio de aproximadamente 1,000 mdp.<br \/>\n<\/strong><\/p>\n<p>Estas acciones tienen el prop\u00f3sito de<strong>\u00a0fortalecer el balance, mejorar los niveles financieros, renovar el portafolio e incrementar los beneficios de los CBFIs<\/strong>, que son parte de la estrategia y visi\u00f3n de largo plazo de la compa\u00f1\u00eda para darle valor a los tenedores de los certificados.<strong><br \/>\n<\/strong><\/p>\n<p><strong>Otras desinversiones<\/strong>\u00a0anunciadas por\u00a0<strong>FibraShop\u00a0<\/strong>ha sido la venta del inmueble\u00a0<strong>Urban Center, Xalapa, en agosto 2022.<br \/>\n<\/strong><\/p>\n<p>Los recursos obtenidos en dicha transacci\u00f3n se usaron para el prepago anticipado de un cr\u00e9dito bilateral con\u00a0<strong>Banco Sabadell\u00a0<\/strong>por 150 millones, adicionalmente se reactiv\u00f3 la recompra de aproximadamente 40
